1Valuation

If you are thinking of selling the first thing you will need is to get an accurate valuation of your home. Farr O’Neil have been advising on residential property in the local area since 2001, and from their base in Buckhurst Hill since 2008. This gives us an unrivalled knowledge of property prices around the West Essex area. We will take into consideration every fine detail of your home and will discuss our pricing recommendations with you, along with ways to maximise the potential value. We do understand that not all properties are ready to come onto the market straight away and sometimes advice is needed before making such a big step, so we are more than happy to pop in for a chat at whatever stage.

2At our meeting

We will give you information about our company and also the tools we will use to maximise the marketing and achievable price of your property. We will give you an idea of how many buyers are potentially looking in the local area, comparable properties sold recently and also discuss our marketing tools and strategies. We are an independent agent and do not have the restrictions that some of the corporate agents have, allowing us to be flexible in tailoring our marketing for each property. Whether it be low key advertising or the other end of the spectrum with a heavily advertised campaign in local publications, on line and an Open Day.

3Ready to put your property on the market

When you are ready to put your property on the market we will arrange another visit to take photographs and measurements to prepare our marketing brochure. An EPC (Energy Performance Certificate) and floorplans will also be booked in. A copy of the particulars, once approved, will be immediately emailed to our database of applicants and your property details will be uploaded onto the major property websites including Rightmove, On The Market, Homes and Property and our own. We will also be using the good old fashioned telephone to contact our “Hot” buyers. These are the prospective buyers who we feel most likely to offer on your home. We advertise in the West Essex Property Mart magazine; and the glossy West Essex and Buckhurst Hill Life publications.

4Viewings

All viewings will be accompanied by a member of the team. We will then follow up all viewings asking for honest feedback as this gives a good indication of the factors affecting the offers we receive.We believe that this is when experience in the field comes in to play.

5Offers

All offers will be notified verbally and in writing to keep you informed at all times. At Farr O’Neil we have a mighty 60 years of combined experience and our ability to negotiate the highest possible price from the best buyer is where this experience and skill truly comes to the fore. We work tirelessly to ensure that our properties are sold at the maximum price.

6Agreed Sale

Once a sale has been agreed then solicitors will need to be instructed. You may already have a solicitor in mind but if not we can recommend a local firm. The solicitors will then write to all parties and the buyers will instruct a surveyor to conduct a survey of your property (the “agreed sale” is subject to contract and survey) and the buyers’ mortgage offer (if required) will also be subject to the results of the survey. This process will be monitored by Andy (the owner of the business) and Graham, a senior member of the team, who will keep you advised every step of the way. Over the years, we have got to know many of the local solicitors and surveyors which helps move the process along smoothly.

7Exchange

Once the solicitors are happy with the legal paperwork, and that the finances are in place, they will ask the buyer to provide cleared deposit funds. All parties then agree a moving date and contracts can be exchanged. This is when the sale becomes legally binding. Time to book the removals!

8Completion

Moving Day today. Once your solicitor has called us to confirm that monies have been transferred then keys can be handed over. Time to crack open the champagne!
