Renting Process

Register with Farr O’Neil to be the first to know about all rental properties as and when they become available. Otherwise, all our properties are advertised on Rightmove and Onthemarket, and in most cases we will have the keys available for immediate viewing. Once you have found a suitable property we will require a holding deposit to secure the rental whilst references are taken. These usually only take a couple of days to finalise, and then we can start to work out the finer points of the tenancy agreement, commencement date, and the like.

Our Tenant Fees

Referencing - £48 (£40 plus vat) per person -
Tenant referencing including identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability. An additional £48 charge will be made for any Guarantor required to cover referencing and preparation of a Deed of Guarantee to form part of the Tenancy Agreement.

Tenancy administration fee - £174 (£145 plus vat) -
Payable on commencement of the tenancy towards the cost of preparing and negotiating the tenancy agreement terms, as well as arranging the signing of said paperwork.

Security Deposit -A sum equivalent to six week’s rent (or eight weeks if tenant has pets) -
The security deposit to be paid by the terms of the tenancy agreement, and held by the Deposit Protection Scheme.

Unpaid Rent / Returned payments -
Interest at 5% above Bank of England Base Rate from due date.

Professional Cleaning (if required) -
£24 (£20 plus vat) per hour, which will be deducted from the Security Deposit. Only charged where professional cleaning is necessary to return to the same condition as at the start of the tenancy.
