Fees


Our Sales fees

Our standard sole agency fee is 1% of the sale price + VAT, however, with a few quality properties coming onto the market at present, we are always open to negotiate. We certainly wouldn't let the fees come between us!

The agreed fee will include all our services, including advertising, websites, arranging and accompanying viewings etc. This is on a no-sale no-fee basis, i.e. you only pay us if you accept an offer through us, and subsequently exchange contracts.

Our Tenant Fees

  • Referencing - £48 (£40 plus vat) per person - Tenant referencing including identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability. An additional £48 charge will be made for any Guarantor required to cover referencing and preparation of a Deed of Guarantee to form part of the Tenancy Agreement.
  • Tenancy administration fee - £174 (£145 plus vat) - Payable on commencement of the tenancy towards the cost of preparing and negotiating the tenancy agreement terms, as well as arranging the signing of said paperwork.
  • Security Deposit - A sum equivalent to six week’s rent (or eight weeks if tenant has pets) - The security deposit to be paid by the terms of the tenancy agreement, and held by the Deposit Protection Scheme.
  • Unpaid Rent / Returned payments - Interest at 5% above Bank of England Base Rate from due date.
  • Professional Cleaning (if required) - £24 (£20 plus vat) per hour, which will be deducted from the Security Deposit. Only charged where professional cleaning is necessary to return to the same condition as at the start of the tenancy.

Our Landlords Fees

  • Tenant Find at 6% including VAT (5% plus vat) - Collect and remit initial rent received; negotiate collection of any rent shortfall; deduct and pre-tenancy costs; set-up of standing order for future rents; registration of Security Deposit with the Deposit Protection Scheme (if required).
  • Rent Collection at 8.4% including VAT (7% plus vat) - As per “Tenant Find” noted above, along with collection and payment of monthly rent and preparation of monthly and annual accounts.
  • Fully Managed at 10.8% including VAT (9% plus vat) - Collect and remit initial rent received; negotiate collection of any rent shortfall; deduct commission and costs of other works; set-up of standing order for future rents; advise utility providers of any changes; registration of Security Deposit with the Deposit Protection Scheme (if required); inspect the property and report back to the landlord; arrange routine repairs, pre and post tenancy cleans, and instruct approved contractors; hold keys throughout the tenancy.
  • All service levels include the following: Advising on achievable market rent, marketing strategy and advertising the property through various portals and publications, including Rightmove, Onthemarket, PropertyMart and West Essex Life, advice on refurbishment, guidance on compliance of statutory provisions and letting consents, arranging and accompanying viewings, advise on non-resident tax requirements (if applicable), arranging Gas and Electric checks and certification along with inventories.
